Swift Residential charges landlord fees depending on our three service levels:

we offer a choice of services to suit any landlord. Whether you choose to have a full management service and you let us take care of everything or would rather manage your own let. 

Swift Residential charges landlord fees depending on our three service levels:

  • Lettings Only Service
  • Letting and Rent collection
  • Letting and full management.


Lettings only service charge of 8% incl vat:

  • Provide advice on current market conditions
  • Advise on the presentation and preparation of your property
  • Market the property (advertise on relevant portals)
  • Arrange and conduct viewings for prospective tenants  
  • Arrange all necessary Credit checks and third-party referencing
  • Produce and administer Tenancy Agreement


Letting and rent collection charge of 10% incl vat

This service includes the same items as the Lettings Only package as well as:

  • Rent collection on a monthly basis and the transfer of all utility bills on the new tenant’s name(s) if required. collect the ongoing Rent, and forward the balance to the Landlord, less the Agent fees and any deductions, in a timely manner.


Letting & Full Management Charge of 13%: incl vat

  • Collect initial rent payment, Tenant deposit and other administration costs
  • Holding keys service throughout the Tenancy Term
  • Register Tenants deposit with an approved scheme
  • Organise Inventory and check-in 
  • Organise an Energy Performance Certificate (*fees apply)
  • collect the ongoing Rent, and forward the balance to the Landlord, less the Agent fees and any deductions, in a timely manner
  • Organise a Gas Safety Certificate (*fees apply)
  • Deal with and arrange for repairs with approved contractors
  • Pay invoices resulting from repairs, service charges and other Property related outgoings
  • Prepare statements detailing rent received as well as any other income or outgoings in respect of the Property
  • Deal with day to day management matters
  • Organise inventory check-out
  • Deal with the end of Tenancy and any related issues such as damage caused by the Tenant
  • Release Tenants deposit once agreement is reached between Landlord and Tenant
  • Submit any disputed amount to the Tenancy Deposit Scheme for adjudication
  • Refurbishment Services - To advise on and project manage the redecoration and refurbishment of our clients’ properties to maximise their letting potential, we charge a fee of 10% of the total cost of works.
